OVERVIEW Villa Lucci is a special villa for rent in Tuscany, Italy, with a beautiful heated pool and a stunning panoramic view: what our guests love most is our garden, as well as the veranda area, overlooking the valley and facing the old medieval village of Montecatini Alto. It is a perfect villa for a family, or for more families of friends who love to gather together : specially in the Alfresco area, when the sun sets, or when the sun rises, steps away from the kitchen (where they may have hired a private chef from us!), with chairs and pillows for everybody, feeling the atmosphere and the joy of being together. It is a perfect villa for a family, or for more families of friends who love to gather together : specially in the Alfresco area, when the sun sets, or when the sun rises, steps away from the kitchen (where they may have hired a private chef from us!), with chairs and pillows for everybody, feeling the atmosphere and the joy of being together. We call it our “alfresco” dining area, and it is a patio that can sit up to 12 people. The table is made of stone, and there is a BBQ, including armchairs and tables to chill out. It is the perfect location for summer breakfasts, for panoramic aperitives or for family dinners. Swimming Pool Our Swimming pool has been completely restored in 2020, and now features a modern heating system, available for our guests throughout the year. Its length is over 200 squared meters, 1.50mt tall at max, fully gated and safe for kids. Plenty of armchairs, chaise-longues and chairs are available at the pool level, including umbrellas. There are two changing rooms, three bathrooms and two showers in the service area, plus a small self catering bar with a fridge and ice maker for your refreshments. Table Tennis, barbecue and a huge tent to spend your day at the pool, with a full strength wifi signal in the whole area, free for our guests. There is no better place to work from holidays, to check your emails or businesses than doing it from such a pool! Park & Premises Upon the entrance a white road leads in front of the villa, where a parking lot is divided into the two sides of the entrance. More than 10 cars can easily park in rows up here, and more parking is available in the villa’s premises. The villa is sorrounded by a green park, with olive groves and green grass: like all the Tuscan hills you can walk around, watching your steps between the trees roots. Immersed in the Tuscan hills with olive trees, it offers a space for true relaxation just a short distance from the town of Montecatini Alto, and a few kilometers from the main places to visit in the area: Lucca, Florence, Pistoia, Siena, Vinci, Leonardo's land, and Collodi , land of Pinocchio. ACCOMODATION Alfresco is a six bedroom panoramic Villa, with over 400sq meters of internal areas available for our guests, rented in an exclusive use formula only. The property is fenced and gated, and the access road is a white road among the hills, designed by two rows of maritime pines, welcoming our guest into our parking and fountains promenade. Alfresco is developed on three levels: the entrance level, with a living area and some service spaces, and a bedroom area, with two bathrooms and three bedrooms, each one with private windows or covered terraces and patios. The First level, bedroom area, with three ensuite bedrooms, including the master bedroom with private covered panoramic terrace and hydromassage private thub in its ensuite bathroom; The Entrance level, with a living space with fireplace, and three bedrooms, two of them sharing a private bathroom and one suite with private patio and entrance, and a double kingsize bed, ensuite. The ground level with our big & new kitchen, a living and game area, three bathrooms and a huge panoramic 150squared meters veranda, with tables and chairs, sorrounded by trees and lemon trees, directly accessible from the Alfresco patio, overlooking the hills and the valley.

Palazzo Rosadi est un magnifique manoir restauré du XVIIIème siècle, propriété de la famille Rosadi depuis plus de 200ans. La propriété dispose de 6 chambres à coucher, 7 salles de bains et une piscine privée. Une confortable maison de campagne située en position dominante à proximité de Montevarchi et Arezzo. Tout autour un parc privé avec un beau jardin et une piscine en position ensoleillée d’où l’on jouit d’une vue panoramique. En séjournant en Toscane, on découvre que la plupart des propriétés ont une longue et intéressante histoire et Palazzo Rosadi n’échappe pas à cette tradition. En 1889 Francesco Rosadi vient vivre à Ripoli avec sa famille. Il achète plusieurs domaines dans la région dont Palazzo Rosadi qui se trouve en position centrale par rapport aux autres propriétés. En 1902 Palazzo Rosadi est agrandi pour les nécessités de la famille. Giangio, un artiste de la région habitant à Monterchi, s’occupe de la décoration de plusieurs chambres à coucher et des corridors. Durant la Seconde Guerre Mondiale, la maison fait office de refuge des habitants de Ripoli durant les bombardements allemands. Jusqu’à la fin du XXème siécle, Palazzo Rosadi est une maison de famille et c’est de Palazzo Rosadi que la famille gère ses propriétés.. Depuis le début du XXIème siècle, la famille Rosadi s’occupe également de tourisme. Palazzo Rosadi est une demeure de grand confort avec un ameublement de valeur qui offre tous les services modernes pour un séjour à l’enseigne de la qualité et de la détente. Distances : Monterchi à 2,50km (peut être atteint en voiture ou à pied par une route de campagne), Cortona à 45km, Sienne à 91km, Florence à 105km, San Gimignano à 147km. A disposition des hôtes : Palazzo Rosadi se trouve au cœur d’une grande propriété privée(25ha) avec champs et bois, idéale pour les ballades. Un beau jardin bien entretenu se développe sur 3 terrasses. Sur la première terrasse au dessous de la villa, une piscine (12 x 6m – prof. : 1,50m – ouverte du 01/05 au 01/10) équipée avec chaises longues, parasols, etc. Vestiaire, douche et WC dans une ancienne grange restructurée. Sur demande il est possible d’installer une vasque avec hydromassage (Jacuzzi) à proximité de la piscine (€250,00/semaine - à confirmer au moment de la réservation et à payer sur place). De la zone piscine, vue magnifique sur les petites villes et les villages perchés au sommet des collines avec au loin la chaîne des Apennins comme toile de fond. A disposition : 2 vélos VTT, aire barbecue, table de ping-pong, TV-Sat, 2 petits lits bébé et 2 chaises hautes. Sèche-cheveux dans les salles de bains, connexion Internet Wi-Fi (gratuit) à l’intérieur et à l’extérieur. Les propriétaires qui habitent à 20minutes, s’occupent personnellement de la gestion et de l’organisation de Palazzo Rosadi et sont à votre disposition pour régler tous vos problèmes, vous assister ou vous conseiller. Services extra (prix sur demande) : Service de petit-déjeuner, dîner et leçons de cuisine tenues par un chef. Aide domestique, baby-sitter, voiture et bus de location, guide (anglais), « wine tour » avec chauffeur (anglais) et bus (une journée, 2 dégustations et déjeuner dans un restaurant typique), transfert de et pour l’aéroport et tour en montgolfière.
