PROPERTY AND RESERVATION POLICY - VILLA IL POGGIOLO
Respectful behaviour is required, as the villa is in a quiet residential area with other properties in the surroundings.
Parties and events are forbidden.
Access to the property is possible only for the registered guests.
The villa is intended as a solution for quiet and relaxing holidays, with family and friends. Some quiet times, for example the nighttime, as by Italian Law, must be respected.

TYPE OF RENTAL and STAYS:
This is a “self catering” accommodation: meals will not be provided, there is no Bed & Breakfast service, breakfast and food will not be provided or supplied.
In high season, rentals are generally allowed only as weekly with Saturday changeover.
In mid and low season, shorter stays are accepted.

SINGLE UNITS OR WHOLE VILLA RENTAL:
Rentals of single units, listings named:
“ViP Suite” max 8 people;
or “ViP Panorama 1” max 4 people;
or “ViP Panorama 2” max 4 people:
For single apartment rentals (1 or 2 apartments): external facilities, swimming pool and jacuzzi are shared within all guests of the villa.
By renting 1 or 2 apartments of Villa il Poggiolo, you don’t have exclusive of the facilities.

Rental of the whole villa (listing “Villa il Poggiolo – Diano Marina” = all 3 apartments of Villa il Poggiolo, up to 16 people, “ViP Suite” + “ViP Panorama 1” + “ViP Panorama 2”): when the whole villa is rented by the same group, for capacity up to 16 people, the villa is for exclusive use.

In any case (single apartments or whole villa): please note that the owner Stefano comes everyday at the property, to take care of garden, and to clean pool and Jacuzzi; to make sure all guests can enjoy the facilities.

CHECK-IN and CHECK-OUT:
Check-in: from 16:00 to 20:00. Late check-in is possible, on request.
Check-out: before 10:00.
This timetable is necessary to prepare and clean the apartments.

HEATED POOL, information about heating periods and prices:
– pool heating is included in rental price from April to mid-June.
– pool heating is not needed from mid-June to mid-September.
– pool heating is included in rental price from mid-September to the end of October.
– pool heating is not included in rental price from November to the end of March.
When pool heating is not included in rental price (from November to March), the cost of the service has to be agreed in advance*, upon request of the client.
*The pool heating will be activated only if it is technically possible and if there is enough time to heat up the pool before the arrival of guests.
When pool is heated, a pool cover is needed (guests will be istructed and shown how to open and close autonomously).
EXTRA COSTS*
From May 1st to September 30th prices are ALL INCLUSIVE without any added costs for gas, electricity, water or initial/final cleanings.
Use of the Jacuzzi hot-tub included in the rental price.
Bed linens and towels are provided without extra charge, and on your arrival you will find the beds prepared just the way you requested.
Free parking is available on the property which is enclosed by a security gate.
Only from October 1st to April 30th:
the utilities must be paid on the spot by your consumption:
electricity 0,40€ KWh, water 4€ m³, gas gpl 7€ m³
cleaning 150€ for ViP Suite, or 75€ for each ViP Panorama; 300€ in case of rental for the whole villa.
Use of the Jacuzzi hot-tub upon request: 100/150/200€ per week depending on the offer / time / unit rented.
*extra costs may be applied differently or may not be applied in case of special offers.

CAPACITY:
The number of guests must not exceed the maximum capacity allowed by the rented units.

GUESTS’ REGISTRATION:
Upon check-in, all guests, including children, must provide a valid identity document.
This is necessary in order to communicate and register guests to the authorities, as required by Italian law.

TOURIST TAX:
Upon check-in, guests have to pay the Tourist City Tax, in cash.

INFORMATION NEEDED BEFORE ARRIVAL:
To prepare the house in order to welcome you properly, we need to know in advance:
- how many people you are
- how many double beds and/or single beds you will need
- if you need baby high chairs and/or baby beds
- any other special need
- estimated time of arrival and means of transport used (airplane/ferry/train; car/van; rentals, etc)

Important: for last arrangements and details about your holiday, please contact us via email or WhatsApp at least 7 days before arrival with this information, then we will give you accurate driving info and updated details about your reception.

PAYMENT AND CANCELLATION CONDITIONS FOR THIS SPECIFIC PROPERTY

These conditions nullify and replace the payment and cancellation conditions included in the "General Terms and Conditions" published by RaroVillas.

The initial deposit required to confirm a reservation to be paid at the time of booking (unless there are special conditions in place) is 25% of the total rent amount.

The balance is due 45 days before arrival.

For last-minute bookings (within 45 days of arrival) the full amount must be paid at the time of the booking.

In case of cancellation of the booking, even if it is substituted by another one, the following penalties apply:
- the initial deposit (25% of total rent) if the cancellation is made between booking time up to 46 days before arrival date;
- 100% of total rental price if the cancellation is made from 45 days to arrival date or in case of no show.
